Fascia and Eave Vents - A Practical Solution for Modern Homes

Modern residential construction relies on balanced ventilation to protect the building envelope, support indoor comfort, and satisfy NCC condensation management requirements (10.8.2 and 10.8.3). Although roof-mounted fans and large ridge vents are frequently specified, they are not always practical, particularly on low-pitched roofs or where roof-cavity space is restricted. In these cases, introducing airflow through the fascia and eaves is often the most workable method for improving moisture and heat control. If airflow is limited, condensation can develop under roof coverings, increasing the likelihood of mould growth and timber deterioration. Because the underside of the eaves is protected from direct weather exposure, these vents can also reduce the risk of water ingress compared with roof penetrations.
