  3. Final inspection: The final stage involves checks on drainage, fire safety, weatherproofing, termite protection and energy efficiency. Even small details, like the correct installation of glazing or smoke alarms, are scrutinised.

Each stage must be certified by a building certifier, who issues a Form 16 – Inspection Certificate to confirm compliance.

Class 10 buildings (like sheds and carports) require only a final inspection, while multi-storey residential, commercial, and public buildings (Class 2 to 9) are inspected based on risk assessments.

For Existing Properties

If you’re buying an older property, inspections look beyond compliance to assess wear and tear, damage, and future risks. For example, they focus on:

  • Roof and gutters: Rust, leaks, or sagging are common problems exacerbated by salty air and heavy rains. An inspector will evaluate the roof’s condition and whether gutters and downpipes effectively direct water away from the property.
  • Structural integrity: Over time, materials degrade. Inspections check for cracks in walls, subsidence in floors, or signs that the building is no longer settling evenly.
  • Hidden defects: An experienced inspector knows how to spot subtle red flags, like fresh paint masking water damage or minor cracks indicating deeper structural problems.

What Building Inspections Don’t Cover

While building inspections are comprehensive, they don’t include assessments of:

  • Electrical wiring
  • Plumbing systems
  • Gas fittings
  • Appliances like air conditioners or ovens
  • Security systems

For these, specialised inspections (e.g., pest and electrical inspections) are recommended.
